Vinyl Flooring Packages in Singapore: What’s Included
What Is a Vinyl Flooring Package?
A vinyl flooring package is an all-inclusive quotation that bundles materials, installation labour, accessories and sometimes subfloor preparation into a single price. Packages are offered by flooring suppliers and renovation contractors as a convenient way for homeowners to budget their flooring project without dealing with multiple line items from different vendors.
In Singapore, vinyl flooring packages are most commonly offered for HDB, BTO and condominium projects. They are typically quoted on a per-square-foot basis or as a lump sum for specific flat types (e.g., “4-room HDB package”).
While packages simplify the buying process, not all packages include the same items. Understanding what should be included — and what is often excluded — helps you compare quotes fairly and avoid unexpected costs.
What a Good Package Should Include
A comprehensive vinyl flooring package covers everything needed for a complete, ready-to-use floor. Here is what to expect:
Materials
- Vinyl planks or tiles: The flooring material itself, typically SPC or WPC click-lock format. The package should specify the brand, thickness, wear layer and design.
- Underlay: A foam, cork or rubber underlay placed beneath floating vinyl to provide cushioning, sound dampening and moisture protection. Thickness ranges from 1.5 to 3 mm.
- Moisture barrier: A polyethylene sheet laid over the subfloor to prevent ground moisture from reaching the vinyl. Essential for overlay installations over tiles or concrete screed.
- Skirting or scotia moulding: Trim pieces that cover the expansion gap between the vinyl and the walls. Available in PVC, MDF or aluminium.
- Transition strips: Metal or PVC profiles used where vinyl meets a different flooring material (e.g., bathroom tiles). Usually two to four strips per home.
Labour
- Installation: Professional laying of the vinyl planks, including cutting, fitting around obstacles and ensuring proper expansion gaps.
- Skirting installation: Fitting and securing the skirting or scotia to the walls.
- Basic subfloor preparation: Sweeping, vacuuming and inspecting the existing floor for levelness.
Often Excluded (Check Your Quote)
- Self-levelling compound: If the subfloor is uneven, levelling adds $1 to $2 per square foot. Many packages exclude this unless specified.
- Door trimming: Shaving the bottom of doors to accommodate the new floor height. Usually $30 to $50 per door.
- Furniture moving: Most packages assume rooms are empty. Moving heavy furniture may incur an extra charge.
- Removal of existing flooring: If old vinyl, laminate or parquet needs to be removed first, expect $2 to $5 per square foot additional.
- Hacking: Removal of existing tiles is a separate scope entirely, not included in overlay packages.
Typical Package Prices in Singapore
Package prices vary based on vinyl quality, flat size and what is included. Here are typical ranges for 2025–2026:
| Flat Type | Approx. Area | Value Package | Standard Package | Premium Package |
|---|---|---|---|---|
| 2-Room Flexi | 350–450 sq ft | $1,800–$3,000 | $3,000–$4,500 | $4,500–$6,500 |
| 3-Room HDB | 550–650 sq ft | $2,800–$4,500 | $4,500–$7,000 | $7,000–$10,000 |
| 4-Room HDB | 750–900 sq ft | $3,800–$6,000 | $6,000–$9,500 | $9,500–$14,000 |
| 5-Room HDB | 950–1,100 sq ft | $4,800–$7,500 | $7,500–$12,000 | $12,000–$17,000 |
| Executive HDB | 1,200–1,400 sq ft | $6,000–$9,500 | $9,500–$15,000 | $15,000–$22,000 |
Value packages typically use thinner SPC vinyl (3.5–4 mm, 0.3 mm wear layer) with basic PVC skirting. Standard packages use mid-range SPC (4.5–5 mm, 0.5 mm wear layer) with better skirting options. Premium packages feature thicker planks (5–6.5 mm, 0.5–0.7 mm wear layer), premium designs like herringbone or marble, and higher-quality skirting.
How to Compare Quotes Effectively
When you receive multiple quotes, a direct price comparison is misleading unless each quote covers the same scope. Use this checklist to compare fairly:
| Item | Quote A | Quote B | Quote C |
|---|---|---|---|
| Vinyl brand and model | |||
| Thickness (mm) | |||
| Wear layer (mm) | |||
| Core type (SPC/WPC) | |||
| Underlay included? | |||
| Moisture barrier included? | |||
| Skirting type and material | |||
| Transition strips included? | |||
| Subfloor levelling included? | |||
| Door trimming included? | |||
| Warranty (product and installation) |
A quote that appears $500 cheaper may exclude underlay, skirting or levelling — items that add $500 to $1,500 when purchased separately.
Value vs Standard vs Premium: Which Tier to Choose?
The right tier depends on your priorities, the room function and how long you plan to stay in the property.
Choose a value package if:
- You are renovating a rental property or investment unit
- The flooring is for bedrooms with light foot traffic
- You plan to renovate again within 5 to 8 years
Choose a standard package if:
- This is your own home and you want a good balance of quality and cost
- The flooring covers high-traffic areas like the living room and hallway
- You want the floor to last 10 to 15 years without replacement
Choose a premium package if:
- You want specialty designs like herringbone, marble effect or wide-plank formats
- You need maximum durability for heavy traffic or homes with pets
- You are furnishing a condominium or landed home where finish quality matters
Red Flags When Evaluating Packages
Be cautious of packages that exhibit these warning signs:
- No brand or model specified: If the quote just says “SPC vinyl” without a specific product name, you cannot verify the quality or compare with other quotes.
- Unusually low prices: Packages significantly below market rate often use thin vinyl (2–3 mm) with minimal wear layers that will not last beyond a few years.
- No warranty: Reputable suppliers offer product warranties of 10 to 25 years and installation warranties of 1 to 2 years. No warranty suggests low confidence in the product.
- Everything included with no breakdown: A single lump-sum figure with no itemisation makes it impossible to understand what you are paying for.
- Pressure to decide immediately: “This price is only valid today” tactics are a red flag. Reputable suppliers give you time to consider and compare.
What About Warranty Coverage?
Vinyl flooring warranties vary significantly between brands and suppliers. A comprehensive package should include two separate warranties:
Product warranty: Covers manufacturing defects such as wear layer failure, delamination, excessive fading and structural defects in the core. Good products carry 10 to 25 years of coverage, though the terms often distinguish between residential and commercial use — residential warranties are typically longer.
Installation warranty: Covers workmanship issues such as poor joint fitting, inadequate expansion gaps, lifting edges and uneven surfaces caused by installer error. This typically ranges from 1 to 2 years. Some premium suppliers extend installation coverage to 3 years.
Read the warranty terms carefully. Most product warranties become void if the vinyl is installed in areas it is not rated for (e.g., outdoors or in a sauna), if non-approved cleaning products are used, or if the subfloor was not properly prepared. Keep your purchase receipt, installation records and product specifications as proof of proper use.
