Gym Flooring Specification Guide for Building Managers
Procuring gym flooring is one of those decisions where the procurement document tends to be either too vague to be useful or too detailed to be procured against. “Heavy-duty rubber gym flooring, 15mm thickness, supply and install” is a brief that gets quoted; it is also a brief that produces wildly different products and lifespans depending on which contractor responds. This guide sets out a more rigorous specification framework — the kind a building manager, facility consultant, or estate procurement lead can either use directly or hand to a specialist for refinement.
It is written for the buyer side of the transaction. The framework here is what Goodrich Global would expect to see on a well-written brief, and what helps us produce a quote that is genuinely comparable to other suppliers’ quotes rather than apples-to-oranges.
Start With Load Classification
Every meaningful gym flooring specification starts with a clear statement of the load the surface is expected to carry. Load is not a single number; it is a combination of static load (equipment weight), dynamic point load (dropped weights), foot traffic load (number of users per day), and abrasion load (movement of weights and equipment across the surface).
A useful working classification across most building managers’ contexts:
Light commercial covers condominium estate gyms with fewer than 30 residents using the space daily, no Olympic lifting, limited free-weight inventory (dumbbells to 30kg), and a treadmill-dominated cardio zone. The surface needs to handle treadmill foot loads, occasional dumbbell drops, and consistent sweat exposure, but not heavy plate loading.
Medium commercial covers boutique fitness studios, corporate gyms in office towers, and serviced apartment facilities. User counts are higher (50 to 200 per day), free-weight inventory is broader, and some functional training is happening (kettlebell, slam balls, plyometric). The surface specification needs genuine impact absorption in the free-weight zone and dimensional stability in cardio.
Heavy commercial covers full-service gym chains, hotel club facilities with member access, and high-intensity training studios. Olympic lifting platforms, drop zones for loaded barbells (100kg+), and continuous high-traffic loading are routine. The specification here demands serious impact tiles in the lifting zone (25mm to 50mm) and zoned surfacing throughout.
Institutional / sports facility covers school gyms, community sports halls, and university recreation centres. This crosses into territory where dedicated sports flooring systems (sprung timber, point-elastic rubber) become relevant, and the specification framework changes substantively. Note that Goodrich does not supply EN 14904 sprung sports flooring or point-elastic rubber sports systems — for those projects, a specialist sports flooring supplier is the appropriate partner.
Stating the load classification on page one of the specification eliminates a significant proportion of the misalignment that produces non-comparable quotes.
Define the Performance Requirements
Below the load classification sits a set of performance requirements that should be stated explicitly in any well-written gym flooring brief.
Impact absorption — usually quoted as a percentage of force absorbed, or as a critical fall height rating for heavier impact tiles. For free-weight zones, look for documented impact absorption performance from the manufacturer, not just a stated thickness. A 25mm tile of dense vulcanised rubber will perform very differently from a 25mm tile of foam with a thin rubber wear layer.
Slip resistance — R-rating (R9 to R13 scale) or PTV (pendulum test value) for wet-zone areas. R10 is the practical baseline for dry-zone gym surfaces; R11 or higher is appropriate near shower and pool entries. Wet-test data should be specified.
Acoustic performance — impact sound reduction (ΔLw in dB) is the relevant metric for gyms above occupied floors, which describes most multi-storey condominium and office gym locations. A treadmill on a high-impact resilient surface can be 15 to 20 dB quieter to the unit below than the same treadmill on a bare slab.
Chemical and moisture resistance — the gym is sprayed with disinfectant, soaked with sweat, and adjacent to wet zones. Specifying surface resistance to common disinfectants (quaternary ammonium, chlorhexidine, alcohol-based) and to moisture from below (relative humidity tolerance for the substrate) prevents the most common cause of premature wear-layer failure.
VOC and emissions — for gyms in green-certified buildings, low-VOC certification (FloorScore, GREENGUARD, or Singapore Green Label) should be specified. For projects pursuing BCA Green Mark, this is often required.
Surface Families and When to Specify Each
Four product families cover the practical specification range for almost any commercial gym project.
Vulcanised rubber tile or sheet — the workhorse of free-weight and functional training zones. Vulcanisation produces a denser, more chemically stable surface than recycled-rubber crumb construction. Thicknesses from 8mm to 50mm depending on the impact load. Available in tile, sheet, and large-format rolls.
Recycled rubber crumb tile — appropriate for medium-commercial general gym floor, less appropriate for heavy lifting drop zones. Bound with polyurethane or latex binders. Wider colour range than vulcanised, lower cost, shorter service life in heavy use.
Commercial-grade LVT, SPC, or sheet vinyl — for cardio zones, circulation corridors, and lobby-adjacent gym areas where impact load is low and the visual finish matters. Specify wear-layer thickness (0.55mm minimum for commercial), and consider acoustic-backed variants for upper-floor installations. Anti-slip safety vinyl — for wet-zone perimeters and shower-adjacent corridors. R10 to R11 textured surface, heat-welded seams. Discussed in more detail in our anti-slip vinyl guide.
For most commercial gym projects, the right specification is a combination of two or three of these — not a single surface throughout.
Lifecycle and Maintenance Planning
Specifying the flooring is only the first half of the procurement. The second half is committing the building’s operations team to a maintenance protocol that protects the warranty and extends the practical life of the installation.
For most rubber gym surfaces, this means daily damp-mopping with a manufacturer-approved neutral cleaner, weekly deep-clean with appropriate disinfectant, and quarterly inspection of seams and edges for signs of lifting or separation. Aggressive solvents, ammonia-based cleaners, and high-pH degreasers will damage most gym surfacing — and once the wear layer is chemically degraded, no maintenance regime will restore it.
The procurement document should specify the maintenance protocol the warranty depends on, and the building should hand it to the operations team in writing on the day of practical completion. The single most common warranty dispute in gym flooring is “the surface failed within the warranty period” versus “the surface was damaged by inappropriate cleaning” — and the difference between those positions is usually a documented protocol.
